Can I use FGTS on any mortgage?
No. There are rules such as a maximum property value, a minimum FGTS contribution period, and a required gap between uses, set by Brazil's Housing Finance System (SFH) regulations. Confirm your situation with Caixa or your financing bank before counting on this amount.
Is it better to use FGTS for the down payment or to pay down the balance later?
Using FGTS to reduce the financed amount (as simulated here) lowers the interest paid over the entire term of the contract — the sooner it's used, the bigger the accumulated interest savings.
Does my FGTS balance earn anything if I don't use it now?
Yes, but at a much lower return (TR + 3% per year) than the interest you'd avoid by paying down a higher-rate mortgage — which is usually why it pays off to use FGTS when you're eligible.
Does this tool confirm whether I'm eligible to use FGTS?
No. It only calculates the mathematical effect of using a balance you enter yourself. Real eligibility needs to be confirmed with your bank or the official FGTS app.
